4.4 부동산의 이용
4.4.1 임차인은 임차인의 제조시설, 창고, 사무실을 마련하는 용도로 임대 부동산을 이용해야 한다.
4.4.2 임차인은 이웃의 다른 거주자들을 방해하거나 불편을 끼치기 위해 임대 부동산을 사용하거나, 불법적인 목적이나 비윤리적인 목적으로 임대 부동산을 사용하지 않아야 한다.
4.4.3 임차인은 극도로 위험하거나 가연성이 있는 제품 또는 언급한 건물이나 그 건물의 일부의 구조적 안전성에 영향을 미칠 수 있는 제품을 보관하지 않아야 한다.
4.4.4 임차인은 소방 장비를 자비로 비치해야 한다.

4.5 보수
임차인은 임차인, 임차인의 종업원, 대리인 또는 방문객의 행위나 실수 또는 임차인의 서약 사항 위반(정상적인 이용으로 인한 손상이나 일상적인 이용 또는 임차인의 통제를 벗어난 행위로 인한 것은 제외)으로 인해 임대 부동산에 피해가 발생할 경우, 이를 자비로 보수한다.

4.6 부동산의 유지 보존
4.6.1 임차인은 임대 부동산을 양호한 상태로 유지해야 한다 (정상적인 사용으로 인한 손상은 용인된다). 임차인은 원래의 상태대로 임대 부동산을 양도해야 한다 (즉, 모든 개량 사항을 포함한 지금 그대로의 상태로). 임차인이 임대 부동산을 대상으로 개량 공사를 하였더라도, 임차인은 그에 대한 보상을 받을 권리가 없다. 하지만, 임차인은 개량 공사를 한 부분이 건물 구조에 영구적으로 고정되어있지 않고, 철거가 가능한 경우, 건물의 구조에 피해를 주지 않는 선에서, 그러한 개량 공사 부분을 철거할 수 있다. 하지만, 임차인은 임대 부동산의 임차인이 이용할 수도 있는 기존의 내부 인테리어는 철거할 수 없다.

4.6.2 임차인은 자비로 임대 부동산을 깨끗하고 위생적인 상태로 유지해야 한다.

5.0 임차인의 권리
5.1 공공시설 및 전화
임차인은 본인 명의로 전기/동력선 및 전화선을 연결할 수 있다. 임대인은 이를 위해 모든 필요한 서류에 서명을 해야 한다. 임차인은 임대 부동산 내에서 소비한 전기/동력에 대한 모든 요금을 임대 부동산 내에 설치된 계량기에 따라 지불해야 한다. 또한, 임대 부동산 내의 전화 요금도 지불해야 한다.

5.2 플랜트, 기계, 장비, 가구 및 설비 설치
임차인은 플랜트, 기계, 장비, 가구, 설비를 임대 부동산에 설치하고, 바닥을 변경하거나, 화장실, 식품저장실, 부엌, 식당, 창고, 다용도실, 서버실, 격벽, 침실, 워크스테이션, 가천장 등을 (필요할 때 마다)설치하거나, 구축하고 세울 수 있다. 이 밖에도, 임차인은 다음과 같은 권리를 가진다.
5.2.1 전등 지점, 배선, 전기 설비 및 비품들을 추가하거나 변경할 수 있다.

4.4 Use of Premises
4.4.1 The LESSEE shall use the Demised Premises for setting up its Manufacturing Unit, Warehouse and Office for Trade or Business. 
4.4.2 The LESSEE shall not use the demised premises for any ill legal or immoral purpose or any other use so as to cause any nuisance or annoyance to other occupants of neighboring properties.
4.4.3 That the LESSEE shall not store goods of extremely hazardous or combustible nature or which are so hazardous so as to affect the structural safety of the said building or part thereof.
4.4.4 The LESSEE shall place fire-fighting equipment at its own risk and cost.
 
4.5Repairs
The LESSEE undertakes to repair at its own costs and expenses any damage to the demised premises caused by any act or default on the part of the LESSEE, its servants, agents or visitors or by reason of any breach of the LESSEE’s covenants herein contained not arising from normal wear and tear or from daily use or from acts beyond the LESSEE’s control.
 
4.6Upkeep of Premises
4.6.1The LESSEE shall keep the demised premises in a good state and condition, reasonable wear and tear accepted.  The LESSEE undertakes to handover the demised premises in original condition i.e. as good as condition and state as it exists now with all improvements made therein. However, under no circumstances, shall the LESSEE be entitled to any compensation for any improvements, if made in the Demised premises by the LESSEE. However, the LESSEE shall be free to remove all the improvements which are not affixed permanently to the structure of the building and are removable without damaging the Structure of the Building. However, the LESSEE shall not remove any of the existing interiors which may be used by the LESSEE of the Demised premises.  
4.6.2The LESSEE undertakes to keep the demised premises in clean and hygienic conditions at its own cost.
 
 
5.0 RIGHTS OF LESSEE
5.1Utilities & Telephone
The LESSEE shall have a right to obtain an Electricity/Power connection & Telephone connection in its own name.  The LESSOR shall sign all necessary documents required in this regard.  The LESSEE undertakes to pay for all charges of electricity/Power consumed in the demised premises as per meters installed in the demised premises and also pay for the telephones in the demised premises. 
 
5.2Installation of Plant, Machinery, Equipment, Furniture & Fittings
The LESSEE is free to Install Plant & Machinery, Equipments, Furniture & Fittings in the Demised Premises, change the flooring and/or install, construct  and put up in the Demised Premises Toilets Blocks, Pantry, Kitchen, Canteen, Storage Room, Utility Room, Server Room, Cabins/Partitions, cubicles, work stations, false ceilings etc as per requirement of LESSEE, from time to time. Further the LESSEE shall be entitled to:
5.2.1Make any additions or alterations to Light Points, wiring, electrical fixtures and fittings.
