임대차 계약서 번역(영어 번역본)4.4 Use of Premises 4.4.1 The LESSEE shall use the Demised Premises for setting up its Manufacturing Unit, Warehouse and Office for Trade or Business. 4.4.2 The LESSEE shall not use the demised premises for any ill legal or immoral purpose or any other use so as to cause any nuisance or annoyance to other occupants of neighboring properties. 4.4.3 That the LESSEE shall not store goods of extremely hazardous or combustible nature or which are so hazardous so as to affect the structural safety of the said building or part thereof. 4.4.4 The LESSEE shall place fire-fighting equipment at its own risk and cost. 4.5Repairs The LESSEE undertakes to repair at its own costs and expenses any damage to the demised premises caused by any act or default on the part of the LESSEE, its servants, agents or visitors or by reason of any breach of the LESSEE’s covenants herein contained not arising from normal wear and tear or from daily use or from acts beyond the LESSEE’s control. 4.6Upkeep of Premises 4.6.1The LESSEE shall keep the demised premises in a good state and condition, reasonable wear and tear accepted. The LESSEE undertakes to handover the demised premises in original condition i.e. as good as condition and state as it exists now with all improvements made therein. However, under no circumstances, shall the LESSEE be entitled to any compensation for any improvements, if made in the Demised premises by the LESSEE. However, the LESSEE shall be free to remove all the improvements which are not affixed permanently to the structure of the building and are removable without damaging the Structure of the Building. However, the LESSEE shall not remove any of the existing interiors which may be used by the LESSEE of the Demised premises. 4.6.2The LESSEE undertakes to keep the demised premises in clean and hygienic conditions at its own cost. 5.0 RIGHTS OF LESSEE 5.1Utilities & Telephone The LESSEE shall have a right to obtain an Electricity/Power connection & Telephone connection in its own name. The LESSOR shall sign all necessary documents required in this regard. The LESSEE undertakes to pay for all charges of electricity/Power consumed in the demised premises as per meters installed in the demised premises and also pay for the telephones in the demised premises. 5.2Installation of Plant, Machinery, Equipment, Furniture & Fittings The LESSEE is free to Install Plant & Machinery, Equipments, Furniture & Fittings in the Demised Premises, change the flooring and/or install, construct and put up in the Demised Premises Toilets Blocks, Pantry, Kitchen, Canteen, Storage Room, Utility Room, Server Room, Cabins/Partitions, cubicles, work stations, false ceilings etc as per requirement of LESSEE, from time to time. Further the LESSEE shall be entitled to: 5.2.1Make any additions or alterations to Light Points, wiring, electrical fixtures and fittings. |
